From farm town to commuter suburb
DeSoto incorporated in 1949 and had about 300 residents by 1950, and grew as Dallas spread south: 6,617 people in 1970, 30,544 in 1990 and 56,145 at the 2020 census. In 1986 it joined Cedar Hill, Duncanville and Lancaster as one of the four founding Best Southwest cities. City Hall and the library share the Town Center on Pleasant Run Road, and the ARC recreation center opened at Curtistene S. McCowan Park in spring 2026.
DeSoto has about 21,700 homes, and half of them date from 1993 or earlier, going by Census estimates for 2020 through 2024. The 1980s added the most, about 5,100; roughly 4,600 predate 1980 and some 7,700 date from 2000 or later. Nearly three in four are detached houses, and DeSoto street addresses use ZIP 75115.
What breaks, by the decade a house was built
1960s and 1970s
Drains are often cast iron that scales inside and can split under the slab, supply pipe may be galvanized or early copper, and old gate valves stick. Before any digging, a camera inspection tells you whether the cast iron is scaled or actually broken; when the supply side keeps failing, repiping is the lasting fix.
1980s and 1990s
This is DeSoto's largest group. Copper soldered before July 1988 may hold lead solder, and some homes got gray polybutylene tubing, whose fittings are the usual weak point. Slab leaks are the classic call: a warm patch of floor, water running with everything off, a meter dial that creeps. Start with leak detection; the fix may be a slab leak repair or a rerouted water line.
2000 and newer
Newer homes, including those along stretches of Danieldale and Cockrell Hill roads where most service lines went in after 2014, mostly have PEX supply pipe and PVC drains. Expect aging tank water heaters, worn appliance hoses and sewer lines with low spots; see water heater repair, replacement and drain cleaning.
Water, sewer and the city's service line inventory
DeSoto doesn't treat its own water. Its 2025 water quality report says the city buys treated water from the City of Dallas, which draws on seven sources, among them Lake Ray Hubbard, Lake Lewisville and Lake Tawakoni. DeSoto's Public Utilities Department maintains the water and sewer mains and handles utility billing.
Under federal lead rules, the city inventoried about 18,500 service lines. None is listed as lead, about half are still unknown material, and some 7,600 customer-side lines predate 1989. Each line is split into a city-owned part and a customer-owned part; the customer's part is private plumbing work.
City sewer crews clear blockages on their side once they can reach your cleanout, which the owner must keep accessible. The city also says main breaks peak in winter and spring, when weather swings shift the ground. For trouble on your side, see sewer line repair or sewage backing up in a tub.
DeSoto permits and code
DeSoto uses the 2021 International Plumbing and Fuel Gas Codes. Permits are needed to replace or add a water heater, to install a softener or lawn sprinklers, and for most plumbing work; faucet washers and similar small repairs are exempt. Contractors register with the city yearly, the plumber doing the work pulls the permit, and work is inspected before it's covered.
The city's building FAQ says a replacement gas water heater in or opening to a garage must be raised 18 inches off the floor, since its burner can ignite vapors that settle low; electric units don't need to be. Going tankless? See tankless water heater gas lines.
Smell gas? Leave the building first. Don't flip switches or light anything. Once you're outside, call 911 or Atmos Energy, then call us at (844) 313-1397.
Emergencies and hard freezes in DeSoto
Office hours 8 AM–11 PM daily · 24/7 emergency service. If a pipe bursts, sewage rises in a drain or water won't stop, call (844) 313-1397 at any hour and we send our on-call plumber right away. Less urgent work is scheduled at a time that suits you. For a leak or burst pipe, shut the main valve and open the lowest faucet to drain the lines; if sewage is coming up, stop running water and flushing until the line is cleared.
The National Weather Service puts DFW's normal first freeze on November 22, so wrap exposed pipes before then. Our freeze prep checklist walks through it; if a line splits anyway, read what to do about a burst pipe and our frozen pipes page.
DeSoto plumbing questions
Where does DeSoto's tap water come from?
+
The City of DeSoto buys treated water from the City of Dallas, whose supply includes Lake Ray Hubbard, Lake Lewisville and the Elm Fork of the Trinity River. DeSoto maintains the mains and handles billing.
What does DeSoto require for a new water heater?
+
A permit and an inspection. Replacing or adding one is permitted work that gets inspected, and the city says a gas unit in the garage must be raised 18 inches off the floor.
My sewer is backing up. Is that the city's problem or mine?
+
It depends on the clog's location. City crews can clear the public side once your cleanout is reachable, but the cleanout is the owner's responsibility and a blockage on your side needs a plumber.
Is my DeSoto service line lead?
+
The city's inventory lists no lead lines, though about half are still unknown material. A plumber can check the pipe where it leaves the ground at your house.
