Call (844) 313-1397Dallas 24 PLUMBER handles repairs, drains and sewers, water heaters, gas piping and emergencies all over Garland, from Historic Downtown Garland to Firewheel and the Lake Ray Hubbard shoreline. Most homes here date from the 1960s to the 1980s, and that shapes the problems these houses tend to have. We work under Texas plumbing license # M-27587.
A city built mostly between 1960 and 1990
Most of Garland's growth came after 1950: the Handbook of Texas counts 10,571 residents in 1950 and 138,857 by 1980. Census Bureau survey figures for 2024 show about 86,400 housing units, with a median year built of 1978. About 23,000 of today's homes were built in the 1970s alone, more than half predate 1980, and about one in five dates from 2000 or later.
A typical house from that boom sits on a concrete slab, with cast-iron drains under the floor and copper supply lines. Some finished between about 1978 and 1997 have polybutylene pipe, no longer accepted by U.S. building codes. Beneath it all is the heavy Blackland Prairie clay of Dallas County, which swells when wet and shrinks in drought, flexing slabs and anything buried in them.
Common plumbing problems in Garland's 1960s–1980s houses
- Cast-iron drains under the slab. In the older houses, decades of scale, and cracks along the bottom of the pipe, bring repeat clogs or a sewer smell in one bathroom. A camera inspection finds the bad stretch, and drain repair can replace just that section.
- Slab leaks. A warm spot on the floor, water running with every tap off, or a bill that jumps. Leak detection locates it before concrete is broken; see slab leak repair.
- Roots in the sewer line. Trees planted when these streets were new now push roots into older pipe joints. See sewer line repair and replacement.
- Water heaters and gas lines. Repair, replacement, the larger gas line a tankless unit needs and gas line repair.
- Repiping. Polybutylene, pinholes in old copper and shutoff valves that won't turn. On slab homes, new pipe usually goes through the attic.
Water, sewer and permits: Garland runs its own
Garland is not on the Dallas water system. The City of Garland operates its own water and wastewater service and is an original member city of the North Texas Municipal Water District, whose largest source is Lavon Lake. Dallas programs such as the Dallas Water Utilities service-line letters and the City of Dallas gas test permit don't apply here.
Water surfacing at the meter box may be on the city's side of the meter, so call the City of Garland as well as us. When a job needs a permit, the City of Garland issues and inspects it, and the plumber doing the work pulls it. That includes the parts of Garland in Collin and Rockwall counties.

How emergencies work in Garland
A burst pipe, sewage rising in a drain, a gas smell or water you can't shut off is an emergency at any hour. Call and we send our on-call plumber right away; other work is booked at a time that suits you. Meanwhile, close the main shutoff, usually where the line enters the house or in the box by the meter, and stop using fixtures on a backed-up line.
Smell gas? Leave the building first and take everyone with you. Don't flip switches or light anything. Once outside, call 911 or Atmos Energy, then call us at (844) 313-1397.
More help: emergency plumbing, burst pipe steps, sewage in the tub and the freeze-prep checklist.

Garland plumbing questions
Do you cover the parts of Garland in Collin and Rockwall counties?
+
Yes. We work anywhere inside Garland city limits, whichever county the address falls in. Near the city line and not sure? Call with your address and we'll confirm.
How do I know if my Garland house has polybutylene pipe?
+
Polybutylene is a plastic supply pipe, usually gray indoors and often stamped PB2110, common in homes finished from about 1978 to 1997. Look where the water lines are exposed: at the water heater, under the kitchen and bathroom sinks, and behind the toilet. If you see pipe like that there, or aren't sure, mention it when you call and we can check it.
Why do the drains in my 1970s house keep clogging?
+
In homes of that age it's usually the original cast-iron drain under the slab, scaled up inside or cracked along the bottom, or roots in the yard sewer line.
Will a Garland water heater swap need a city permit?
+
Generally, yes. Ask when you call and we'll explain what applies to your home.
